Skylight Replacement & Repair in Vancouver, WA & Portland, OR

Skylights bring daylight into Northwest homes during long gray winters — but an aging skylight is also one of the most common places for a roof to leak. We replace worn skylights, reflash leaking ones, and track down skylight leaks so the light comes in and the rain stays out.

Skylight replacement, reflashing, and leak repair

Older skylights wear out in predictable ways: seals fail and the glass fogs between panes, acrylic domes crack and yellow, wood curbs rot, and flashing rusts or pulls loose. Most skylight leaks come from the flashing around the unit rather than the glass itself.

If the skylight is sound, reflashing it with new step flashing or a flashing kit, new underlayment, and shingles woven back in can stop the leak. If the unit itself is failing, skylight replacement is the better fix. The best time to replace a skylight is during a roof replacement, when the flashing can be built into the new roof instead of cutting into new shingles later.

Leak or condensation?

Is your skylight leaking — or sweating?

Not every drip from a skylight is a roof leak. In cold weather, warm, humid indoor air can condense on the skylight glass and run down the light shaft, especially in bathrooms and kitchens. That points to indoor humidity or ventilation rather than the roof.

A true leak usually shows up during or right after rain, often as stains at the upper corners of the light shaft or along the curb. If you’re not sure which it is, note when it happens and send us photos — it helps trace the source.

Warning signs

Signs your skylight needs attention

Not sure what you’re looking at? Photos from the ground with a zoom lens or from inside the attic are a safe way to check. Please don’t climb onto a wet or steep roof.

  • Water stains or drips around the skylight during or after rain
  • Fogging or moisture trapped between the glass panes
  • Cracked, crazed, or yellowed acrylic domes
  • Rot, mold, or soft wood around the frame or curb
  • Tar or caulk patches around the skylight on the roof
  • A skylight that’s original to the house and older than the roof around it

Scope

What’s included — and what usually isn’t

Included in skylight work

  • Leak diagnosis at the skylight and surrounding roof
  • Reflashing of sound existing skylights
  • Removal of the old skylight unit
  • New skylight sized to the existing opening
  • New step flashing or a manufacturer flashing kit
  • Underlayment and ice-and-water membrane around the curb
  • Curb repair or rebuild where needed
  • Shingles woven back in around the unit

Often separate from skylight work

  • Interior light-shaft drywall, trim, and paint
  • Electrical wiring for powered or remote-operated units
  • Cutting a new skylight opening where none exists (ask about your project)
  • Interior water-damage repairs

Your estimate says whether the skylight is being reflashed or replaced, and what new unit and flashing will be used.

The roof as a system

Skylight types and details

Curb-mounted skylights

Sit on a raised frame (curb) built above the roof deck. Common on older homes; the curb itself can rot if flashing fails.

Deck-mounted skylights

Fasten directly to the roof deck with an integrated flashing kit and a lower profile.

Flashing

Step flashing or a manufacturer kit, combined with underlayment and ice-and-water membrane, keeps water out around the unit.

Glazing

Modern glass skylights are typically insulated and more energy-efficient than older single-layer acrylic domes.

Fixed or venting

Fixed skylights provide light only. Venting skylights open for airflow in kitchens and bathrooms.

Process

How skylight replacement and repair works

  1. Diagnose

The skylight, flashing, curb, and surrounding roof are checked to find where water is getting in.

  2. Options

We explain whether reflashing will solve the problem or whether replacement makes more sense.

  3. Schedule a dry day

The roof around the skylight is opened, so work is planned around the forecast.

  4. Remove and install

The old unit or flashing comes out, the curb is repaired, and the new skylight and flashing go in.

  5. Weathertight finish

Underlayment and shingles are woven back in so water sheds around the skylight.

Cost factors

What affects the cost of skylight work

Skylight work done during a roof replacement is usually more efficient than opening up a newer roof later.

  • Reflashing vs. full skylight replacement
  • Skylight size and type
  • Curb-mounted vs. deck-mounted units
  • Condition of the curb and surrounding decking
  • Roof pitch and access
  • Interior finishing needs
  • Whether the work is done during a roof replacement

FAQ

Skylight Replacement & Repair questions

Should I replace my skylight when I replace my roof?

If the skylight is older or showing wear, yes — it’s the most efficient time. The flashing is built into the new roof, and you avoid cutting into new shingles to replace the skylight later.

Can a leaking skylight be repaired instead of replaced?

Often. If the unit is sound and the leak is at the flashing, reflashing can fix it. If the glass is fogged, the dome is cracked, or the curb is rotted, replacement is usually the better choice.

Why is my skylight foggy between the panes?

The seal between the panes has failed and moisture has gotten inside. It can’t be cleaned out, so the skylight will need to be replaced to restore a clear view.

Why does my skylight drip in winter when it isn’t raining?

That’s usually condensation from warm, humid indoor air meeting cold glass. Improving indoor ventilation helps. A newer insulated skylight also condenses less than an old single-layer dome.
